B&A - TYPICAL DESIGN
SERVICE
MECHANICAL / PLUMBING
- Typical design tasks include:
-
Meet with the project
representatives to determine the
scope of work and project goals.
Gather available information such as
as-built drawings then visit the
site to verify existing conditions.

Our mechanical
designer would then calculate
heating and cooling loads based on
environmental factors, building
construction, number of people and
equipment/appliances to determine
sizing requirements for HVAC
equipment.
-
Prepare a schematic
design/concept plan to review with
the client, architect and structural
designers for equipment sizing,
location and layout. Early in the
schematic design phase we discuss
the system options. We have
experience with nearly every type of
HVAC system including: central
plants with boilers and chillers;
four pipe HVAC distribution systems,
thermal energy storage systems,
package units and split systems. We
are also capable of designing more
complex systems including laboratory
designs, clean rooms; biosafety labs
with C.D.C. requirements, industrial
process, hazardous material rooms,
and complex exhaust systems, etc.
These complex systems are mentioned
because we stay current on the
latest technologies and look for
opportunities to apply these
technologies.

Once we all agree on
the best system, B&A will proceed
with a detailed design to provide a
cost effective engineering design of
the HVAC system to complement the
facility requirements, conform to
applicable codes and California
Title 24 requirements. We then
specify HVAC equipment locations,
air distribution plan, and zone
temperature control plan, BMS
control systems and exhaust system.

Prepare Mechanical
Title 24 documents and prepare
submittal for agency approval.
In addition to our
mechanical HVAC designs we also provide
plumbing and electrical designs as
follows:

Plumbing Plan
- Prepare calculations and design
new plumbing systems including: hot
and cold water piping layout,
waste/vent piping, condensate
drains, roof/deck drains, gas
piping, pipe sizing, fixture
selection and water heater
selection/sizing. If required we
have the ability to design complex
industrial systems including: air
compressor plants, process piping,
industrial waste streams with
neutralization stations, monitor
systems, process gasses (nitrogen,
oxygen, argon), etc.

Site Plumbing
- Provide a design for point of
connection (POC) to the site
utilities located 5' outside of the
building perimeter. The plumbing
site utilities typically include:
gas, water and sewer. These design
efforts are coordinated with the
civil engineer, architect and
utility service companies. Utility
gas requirements for the site are
based on heating loads and other
requirements and water/sewer
requirements based on the water
usage (fixture count).

Fire protection
(plumbing) - B&A has designed
combined standpipe, combination and
wet standpipe systems. Components
include fire department connections,
post indicator valves, flow and
tamper switches, pressure switches,
etc. Designs include instructions
and specifications to the contractor
to hire a C16 licensed design build
contractor to install the sprinkler
system. B&A also provides risers and
a point of connection for the
sprinkler system.
ELECTRICAL
A sample of our design
strengths include:
Electrical service
upgrades - we have performed hundreds of
electrical service upgrades for school
campuses, industrial facilities,
buildings including new construction and
modernization. Typically we coordinate
the following:

Verify existing
electrical capacity.

Coordinate the new
electrical service and transformer
location with the utility company;
coordinate telephone and cable TV
service with the serving utilities
(as required).

Provide a layout for
the electrical room or main
switchboard yard.

Provide a Single Line
Diagram

Provide load
calculations and panel schedules.

Provide short circuit
calculations and device tripping
coordination studies (if size of
project warrants these items).

Design the physical
locations of the main service,
distribution switchboards, and motor
control centers.

of the electrical power, low
voltage, data and fire/life safety.

Provide design for
telephone backboard, FACP control
panel, TV/cable headend and security
equipment, data main distribution
frame and local distribution frames.

Provide parking lot
and other exterior lighting controls
and inverter system for egress
lighting (if required)
Power and Lighting
- We have provided power and lighting
designs for thousands of areas
including: classrooms, offices, egress
lighting, parking lots, stadiums,
industrial facilities, hazardous areas,
clean rooms and others.
Safety and Technology
- we have completed many S&T projects.
Systems include data networking, data
cabling drops (Cat 5E), PA, power
upgrades, telephone, security smart
podiums in lecture halls and clock
systems.
Fire Alarm - we
completed hundreds of Fire Alarms
projects providing designs for complete
addressable, fully automatic fire alarm
systems with smoke detection, heat
detection, audible alarms, strobes and
manual pull stations. The Fire Alarm
systems are provided with battery
back-up power.

Drawings
- Drawings will be prepared in
AutoCAD format consistent with the
client's base drawings. FTP, email,
CD or other means as directed by the
client can be used to transfer files
during the design process.

with review comments by the owner,
DSA, Department of Building and
Safety and by others are included in
our services
Construction Support
Construction support
typically includes:
-
Review of submittals and shop
drawings, responses to contractors'
RFI's, review of contractors change
order requests and field meetings as
required.
-
Site
visit at each of the following
phases of construction:
a. Underground work completed but
while trenches are still open and
before slabs have been poured.
b. Rough-in of HVAC, plumbing and
electrical has been completed but
walls and ceilings haven’t been
covered.
c. At end of construction to provide
a final punch list.

Incorporate as-built information
into drawings after construction.
